Cokato Lake RV Resort Cooperative Association (“CLRVR”) has an Architectural Control Committee (“ACC”) in place to assist CLRVR Members in moving forward, in a timely fashion, on projects and improvements to individual units. These guidelines were established to ensure we meet requirements of Wright County, the State of Minnesota, Cokato Township, the DNR and other governing entities. And like other rules at CLRVR, these rules are often about RESPECT.
If questioning whether a change to your property requires an ACC Permit, ASK! This could include more permanent structures, a camper, trailer, park model, deck, shed, water feature, patio, parking pad, etc. or simply parking an extra RV or trailer on your unit for a day. Blank ACC forms can be found in the Member’s Area of our website at www.Cokatolakervresort.com; in the Office in the boxes on the walls; on Omega’s portal; or you may request info from ACC@CokatoLake.com. The ACC generally meets Sunday mornings at 10 am at Unit 401. Completed Requests may be dropped at the Office (box is checked early Sunday mornings); or emailed to ACC@CokatoLake.com (confirm receipt).
Approved paperwork must be posted on your site (similar to a building permit) once work begins and a member of the ACC will need to be notified once the permit work is complete, to finalize and record.
IN VERY GENERAL TERMS: WE CAN BUILD ONE DECK, UP TO 200 SF (with Sunroom/Screen Room) LESS THAN 30” HIGH, A FIREPIT PAVER AREA UP TO 225 SF (PATIOS CAN SOMETIMES BE LARGER), STAY A MINIMUM OF 3’ FROM ROADWAYS AND 5’ FROM LOT LINES, YOU MAY HAVE ONE EXTRA CAMPER OR TENT FOR 2 NIGHTS PER WEEK, ETC.
FREQUENTLY ASKED QUESTIONS:
I read the rules. I’m building a deck that follows them. I’ve been told my property is “grandfathered.” Do I really need to run it by the ACC?
Yes. It’s even more important those on Wright County’s list of “Grandfathered Units” speak with ACC prior to making changes. Making ANY change to FOOTPRINT could trigger removal of whatever feature is grandfathered. Wright County is allowing ACC to monitor this, we must have permits if asked! Yes, they inspect our park annually checking!
My driveway fills up with water on heavy rain days. If I trench my property line, or put some fill in next to the low spot, do I need to submit a request?
Yes. Water issues are particularly tricky, and rerouting to prevent excess on one property could impact many others. Depending on the circumstances, it may be advisable to consider an alternate approach. ADDITIONALLY, OUR UTILITY LINES ARE VERY SHALLOW. IF YOU’RE TRENCHING AND MAKE A MISTAKE, THAT COULD BE VERY EXPENSIVE OR HURTFUL TO YOU.
I’m bringing in a trailer older than ten years, but it’s in great shape - better than some already at CLRVR. Do I really need ACC approval?
All Members’ trailers, campers, park models, etc. over ten years of age need to be approved by the ACC prior to placement on our property. ACC, and the Board, may decline to approve a request if agreed the structure is in less-than acceptable condition, unsightly, etc. While health and safety are our highest concern, our goal is to maintain a pleasant neighborhood. All RVs in our park must have RVIA (or comparable) certification posted prominently from manufacturer.
I just purchased a new Park Model. I’ll place it where my previous camper sat. There’s no question of it being approved, do I need to wait for approval from ACC?
Yes. The ACC needs to approve placement also. This is a simple step and required for all acquisitions, old or new. Even if the footprint is close to what’s been on a particular site, ACC takes into consideration Wright County’s Conditional Use Permit, State of Minnesota Health Department and other things which may affect placement. Without an ACC permit, you may be asked to move or modify your project in the future.
I wasn’t aware of the ACC, or the need to fill out a request. I think my project is compliant, but what if it’s not?
The ACC was part of the original Governing Documents and can issue a CHANGE REQUIREMENT for projects that are found to not meet guidelines. Failure to comply will be passed onto the Association’s Board, which has the authority to fine, or require change or removal, at its discretion.
I have a diseased tree on my yard that may fall or drop large branches. What do I do?
A member is responsible for their own tree and brush maintenance. If your tree is larger than 3” diameter, you’ll need an ACC permit to remove (dead or alive). You’re allowed to remove scrub brush and branches smaller than 3” without approval. Brush and branches less than 2” may be dropped off at the Compost Area on the access road between County Road 4 and the Security Gate. DO NOT DROP BAGS OF LEAVES, BOARDS, NAILS, HOT COALS OR OTHER DEBRIS HERE. If any questions, ASK!
My camper is over ten years old, am I required to replace it?
Older units may stay longer than ten years if maintained properly. As any City requires that you prevent blight, we all must maintain our own grass, exterior paint and stain on wood, shingles, windows, deck boards, etc. Properly maintaining property, including limiting stored debris around foundation, prevents rodent infestation and other safety and health related issues associated with blight. Just like maintenance to the structure, neighbors don’t want to look at broken chairs or other ill-maintained items.
CLRVR is a respected resort, ACC rules and guidelines are in place to preserve this and our values. Please consider the resort, your neighbors, and these guidelines--for projects big or small--when contemplating improvements.
I’m having an outside contractor come in and do some work for me, are there any special requirements?
Any work performed on your Unit by outside vendors should be run past the ACC. This may or may not need further info, but we want to ensure safety and health issues are just that – SAFE AND HEALTHY FOR ALL HERE. Further, having deliveries on-site must be monitored as our road asphalt is rated for camping and RV usage, not heavy, full loads of pavers, etc. Members and their vendors may be unaware of very shallow electrical (including lower amps available than at typical homes), sewer, internet and water lines which are ON PRIVATE PROPERTY AND NOT PART OF THE GOPHER ONE-CALL SYSTEM. YOU ARE RESPONSIBLE FOR THE ACTIONS OF YOUR VENDOR, or for problems caused by not having proper permission to work within CLRVR. Please ensure all vendors are insured and have proper licensure. They are required to check in with our office prior to moving forward. Further, vendors must notify the Caretaker/ Manager of planned presence, duration and scope of work while on Association property. Should you or a vendor need to block a roadway for more than a FEW minutes, permission must be obtained from the Manager.
I’m not leasing a dock slip this year but want to store my boat, my pontoon or PWC in Boat Overflow. Is this ok?
The area used to store empty trailers in the summertime is for those renting a slip. You may store one boat or one pontoon and one jet ski on your unit on a pad. This relates to watercraft being regularly used, not simply stored.
May I park my vehicle and extra RV I’ll use next month in the Overflow Parking by the East Security Gate?
This area is a working area, dumpsters are located here for all to access. Parking extra vehicles, campers, boats, etc. is discouraged as they may be in the way. If you must use this area, please contact the Caretaker/Manager as this area is Overflow Parking BY PERMIT ONLY, meaning you must have permission. There are other areas throughout the park you may park. Additional RV’s are not typically allowed for more than 2 nights per week anywhere on campus.
