2023 Inside Storage Lease Agreement

Winter 2023-24 Inside Storage Lease Agreement This Lease agreement covers a one season term for the Winter 2023-24 inside storage areas in the main barn and chapel buildings located within the East side of the resort. The season shall run from immediately after docks-out (October 2023) until docks-in (April/Early May 2024). The lease is non-transferable and subject to terms as listed below. There is limited space available. Golf cart storage will be based on last season storage rental, space availability and a first come first served basis for the winter 2023-24 season. Assignment priority for boats and pontoons will be based on last season paid storage, a paid Dock Slip Lease Agreement for the 2024 season and a paid inside storage agreement for the winter 2023-24 season. Past history and special conditions may apply at the discretion of the manager and/or the board of directors. The undersigned agree to the following conditions dealing with this lease agreement.

ALL INFORMATION MUST BE COMPLETED

1.

Fees (non-refundable) will be billed through your account portal and must be paid in advance but no later than September 30, 2023 and the amount will be based on type of item to be stored. This will guarantee your spot for the 2023-24 winter season. On October 1, 2023 any remaining storage space will be offered up to the rest of the resort owners.

  • Pontoon boats with or without a trailer $150

  • Boats (must be on a trailer) $139

  • Golf Cart $37

  • PWC (jet ski) $75

2.

Item must be pre-serviced or at a minimum “Winter Ready” prior to being put in storage as the facilities will be locked and inaccessible by the lessee during the winter storage period. Liability and/or damage to the item or storage facility resulting from not being serviced, improperly serviced or not made “Winter Ready” is that of the lessee.

  • “Winter Ready” at a minimum refers to being able to withstand temperatures equal to those found out-side the building (freezing temperatures).

  • Storage areas will not be accessible to anyone except authorized resort personnel.

  • Required access for off-season repairs will need to be negotiated with the on-site manager and all costs relating to access, moving or replacement before or after servicing will be paid directly to the management for their time spent.

The item to be stored must be currently insured.

Item to be stored must be clearly marked with the lessee’s site number.

The undersigned does herby release Cokato Lake RV Resort and its affiliates from any and all responsibility and/or liability for damage to property and/or personal injury caused by the utilization of the designated storage facilities used in conjunction with this lease agreement. I hereby agree to hold harmless, defend and indemnify Cokato Lake RV Resort and its affiliates from any and all claims, causes of action, personal injury or property damage, including attorneys’ fees, arising out of the use of the designated storage facilities on or associated to the resort grounds.

If storing multiple items, each must be listed and insured.
